A place between parks

Those who know the Lower North Shore will understand the value of being close to green, open spaces. No matter what type of home you live in, or what lifestyle you lead, access to parks opens up enormous scope for recreation, exercise and social interactions. And when nature is close enough to experience without leaving your home, it can enrich both your quality of life and wellbeing.

Architectural Vison

Comprising of five buildings, The Newlands is one of the largest sites within the new masterplan and is unique in its scale and singularity. The architectural vision is to create a neighbourhood that’s sustainable and permeable; seamlessly linking the urban bustle of St. Leonards with the bushland corridor of Wollstonecraft.

Cool Clam & Connected

The diverse spaces within the green spine cater to all needs – from the resort-style pool, sensory child’s playground and outdoor fitness space to the BBQ areas and lawns. Intimate ‘outdoor rooms’ provide places to socialise or work al fresco, or simply switch off and relax.

The Newlands’ interiors acknowledge the development’s strong architecture and natural context – inviting organic textures, colours and materials into each home. Elegant but restrained, the aesthetic embodies the spirit of Wabi Sabi: the Japanese philosophy of seeing beauty in transience and imperfection. Here, it’s expressed largely through the materials chosen, particularly the fine-grained wood and heavily textured stone. The concept of visible structure is also echoed throughout the interiors. Whether it’s through beautiful joinery or the expressive, layered tiles, the assembly of the interior elements is immediately legible – much like the external built form.
Quality is the overarching theme, reflected in everything from the premium appliances to the feel of the timber flooring underfoot. Across both light and dark colour schemes, the aesthetic is elegant and restrained, allowing elements to work in harmony, and the colours and textures to speak for themselves. Layouts vary greatly from home to home, so each space is unique – and they have all been intelligently planned to make the most of the space.
